Terms
We try only to be reasonable and ask the same of you:
All tenants are subject to standard AST agreement to which we apply the following conditions:
· Fasten all locks on doors and windows when premises are empty and at night.
· Set the security alarm when the premises are unoccupied. Do not change alarm code without prior written consent of Landlord and if such consent is given, inform the Landlord immediately of the new code.
· Rent will be reviewed on an annual basis and may increase in line with inflation or local market forces
· Heating of the premises will be provided by the Landlord but shall be subject to reasonable timed and thermostatic restrictions. It is expected that the Tenant(s) shall use the Gas and Electricity responsibly and give due consideration for any unnecessary waste of fuel resources.
· It is expected that the Tenant(s) shall take responsibility for the basic upkeep of the gardens to the front and rear.
· The Landlord shall provide a wireless Broadband internet connection to the premises and be responsible for payment of such. The maintenance and care of the modem however shall be the responsibility of the Tenant(s) and any abuse of such may result in its removal.
· No portable heaters other than those fitted and maintained by the Landlord shall be allowed within the premises
· The Tenant(s) must appreciate that the house is shared and as such must ensure that reasonable care is taken to keep the house tidy and clean for the good of all tenants
· There is a strict NO SMOKING policy within the house.
· £20 per month is allocated for gas and electricity. If energy consumption is greater than this then the tenant will be charged their share of any additional costs.
